    Sounds like it could be e lease/purchase... where you lease for 2 years and then buy. For him, it would be a lease to you and then an installment sale. Sounds doable.

    Looks simple enough to me, lease with purchase option. Just make sure it is all in writing and check the financials and condition throughly... Also, since he is divorcing, she may try to claim part of this property...
