Finding Multifamily Deals, The Best Ways?

Hi all,

I know about this, but I was wondering if there are any marketing methods that you use to find deals like you would with residential properties. With those, you can search eviction notices, probate ads, NODs, etc.

How do you find the great deals in multifamilies? Can you do so through public record? Is there a way to search for owners who have owned for over 20 years whose tax base and benefits are drained from the property, and who might be willing to sell via owner finance at a bargain?

    Dave:
    Drive around your area and take pictures of the ones you are interested in. Then
    run a property profile and send a letter to
    the owner telling him you are interested
    in the property. Don't worry if it is not in
    default. After you send about 3 letters with no response, try contacting the owner direct by telephone and making
    an offer.

    Contact your local title company and tell
    them you want a list of all multi-family
    units in your area that have been owned for more than 20 and also a list of all
    out of state owners. Do the same thing
    as I mentioned above.
