This is similar to a commecial property. Difficult to estimate appreciation or depreciation.
If the owner does improvements and reduces the vacancy rate...then it should appreciate. Any new owner could cause depriciation.
So in the end, u will somewhat control whether a MHP increases or decreases in value.
