Acceptable ROI For Commercial Property?

I am considering investing in a small (4-8 unit) commercial property. I am considering either a prof. building w/ Dr. offices etc or a simple small strip mall.



Does anyone have a preference? why?

What yearly ROI is considered acceptable?

What percentage of total purchase price should be kept in an emergency fund?

Any other advice or tips would be appreciated!
