Value Of A Mobile Home

I have a 2003 American Homestar Galaxy mobile home. I am trying to find a blue book value on it. They have increased my property tax by over 2,000 for 2005. I need to find out what it is worth, so I can file a protest.

    Have you made any improvements on the home such as skirting. If you have, this would increase the value. Is it in a public lot, or do you own the land. If you own the land, the increase could be the land. You may want to try to talk to one of the appraisers in your area. There are just so many factors that no one here would be able to give you a definitive answer.

    It has skirting, and a 6x4 deck. It is 16x56 and has 2 bedrooms , 2 bathrooms.

    If the skirting and deck were added since the previous appraisal, that may be part of it. Your taxing authority may simply have raised the tax rates in your area. In my county, you can call and talk to the appraisal office and they will explain their position.

    what state you in? Blue book varies by region. Also it makes a difference what you need value for, ie, loan, sale with broker commission, sale without commisssion. Tax purpose. Also are you in a Park, or do you own the land? Exact length and width, amenities, EXACT NAME!!!!

    cwal, Thanks for your insight. I have researched the property and it is listed as a modular home. The title has NOT been purged and I believe this indicates that the home is not a mobile home.

    I have inspected the foundation and it does not have any axles on the bottom of the www.building.The building is built on a foundation wall and has a below-grade crawl space underneath the home. All of these signs indicate to me that this is not a mobile home and is a true MODULAR home.

    Any other insights regarding the potential opportunities here would be appreciated.
