Seperating MH From Land

I am looking at a property in FL, with a MH which has been rolled into the real estate deed. The MH is useless, the land/lot is interesting. If I buy and have the MH removed, how do I go about removing the MH from the deed? If zoning permits either structure type, will I have trouble building stick & Morter on the vacated lot, or will I be required to replace in kind with another MH?

    Here in Texas, if there are no liens on the property, the state will re-issue a title so you can move the mobile home.

    Glad to meet you.

    I would not recommend building a stick built in a moble home area even if you could separate the mobile from the property, it is highly unlikely that their will be enough appreaciation if this ever enters into the picture.

    If you are looking at appreciation then there are plenty of building lots available or communities with programs that offer to build for you in Florida or do it yourself.

    Exactly what are you looking to do?

    You may see my other post in Newbies.

    I have purchased a business in Florida. I want to live cheaply for 1-2 years so I don't over burden the business. I want to buy a low cost home to use for 1-2 years then keep as a rental. Later, when I know the business is stable, I will move into a larger, nicer home. I am considering to build it since Bay County Fl is limited in 3000+ sqft homes. This seemed a way to secure a lot for the future.

    I do see your excellent point on location, location, location for where the nice house should be built.

    I see where you are headed, so you really have your work cut out for you, I am predicting a boom for Florida, due to the baby boomers retiring who will be headed this way in the next few years and it has already started.

    I would keep this in mind when looking at land or property here, as a business person, you can understand how important choosing your now and future location plays an important part in your decision.

    have you looked at manufactured or panelized homes.

    Much cheaper then std. construction tech.

    That or a nice replacement mobile home?
