Mobile Home Titles

I have worked with a few mobile home lot owners and have purchased abondoned MH without any paperwork(title). The lot owners have given me sales receipt stating the transaction.

2 questions:
1) Is this legaland 2) Can I obtain titles of abandoned homes?

    You need to contact your local Title office, Clerk of Courts, or whomever handles Vehicle titling in your state. It's legal if the landowner owns the MH. If not, they need to get the MH in their name or else you may be guilty of skipping or jumping title. You have to buy from the owner. Not that it isn't done, but you better hope the titled owner doesn't some day get their act together and come after their MH.

    In PA, mobile homes are treated like cars - there has to be a title in order for the sale to take place. A Bill of Sale is not adequate as a legal document of ownership. The mobile has a Vehicle Identification Number, and if it has been abandoned, certain forms have to be submitted to the state in order to take ownership - just like an abandoned car. Call a local Messenger Service and ask what forms/steps are needed in order to take title to the *vehicle.*
