Investor Needed - Looking For Creative Financing
I am trying to purchase a home in NE ND. House details:
2 lots, 2BR 1 Bath, 1attached enclosed porch, detached 2.5 car garage. partially finished basment. 890 SQft. located in city. city water/sewer.
History of house. Home is a forclosure from 2000. original loan amount was 42,000. house forclosed on. Listed for sale at 20,000. price just reduced to 10,000.
I have gone to my local banks and have had no luck in funding this. I plan to make this my primary home. Presently I am renting. Payments are 500/mo I also have a lot in a nearby town. Lot has been cleared of a burned down house. Has a 2 car garage in back of lot. Purchased this for 4500.00 payments are 275/mo. 3 payments left.
I am looking for an investor(s) to help me obtain this house. The amount of loan is low enough that normal financing is not working. I am open to ideas and offers.
I am very flexable and am not picky as to who or where I make payments. I am looking for $15,000.00 for purpose of purchasing house and doing minor repair (needs bathroom work). Open to terms. I know the regular banking routes are not working and am open to other methods to finance this for me and my family.
My history. I am married. 1 child. We do foster care and are in processes of adopting 1 child now.
I work at the US Border in the US Customs brokerage industry. my gross for 2003 will be short of 30,000. Fostercare is an added 6,000/yr.
