I'm Back, I Need Some Clarification, Thanks

Hey guys, thanks for all the information you gave me on my other post.

We did finally find a piece of property, it isn't a house but a very nice DW mobile on 3 acres in the country. We are still planning on selling our single wide but I need to find out where to get the right forms for rent to own. We can leave it in our mobile home park and the rent here is pretty reasonable, only 115.00 a month. Where would I go for these forms and do I go to the court house to file them? Or can someone suggest a good book as a reference manual to go by. Do I need to hire a lawyer to do the paper work, or can I do that myself, legally, just in case things don't work out with the new buyers. I am not sure how much to ask for as far as DP, or monthly notes. Do I ask for a little more than my notes, or do I just ask for the note? My notes aren't really that high compared to rentals. I guess I just need a bit of direction as what to do next. I live in Southwest Louisiana, in case that helps anyone. Oh and our mobile is a 16 X 80, 2000 model.

    I would make sure to get enough of a down payment to take care of an eviction and put the money in the bank. Also I would definitely make sure that the amount you collect is more than your payment, to compensate any damage they may do to the mobile. Also make sure that you are collecting and paying the lot rent, so that you know that is being paid.
