Way to old. The only way you will be able to resell that for $5,000 is if the market demand is high. You said there were 4 other homes for sale. That should throw up a red flag.

The site is somewhat out in the boonies so there may not be comps to use. But there is at least one large development within 1-2 miles and it is 3-4 miles from a planned toll road extension.
Also most likely there is septic but it may have rural water supply company service. I will be checking it this weekend. The total of the entire property (nearly 1/2 acre land and MH) is $14K, it is a VA foreclosure and title is currently being held by an out-of-state bank.
