Buying A Mobile Home Park

I read a post discussing buying repo mobile homes and renting them out, but how risky or lucrative is it to buy a mobile home park (lots and mobile homes) already in place. The park is fully occupied and has a manager on site. How can you tell whether it is a good deal or not?



The park has about 60 units, 49 are park-owned, double wides and single and the rents are about $350/month - selling for 1.7M.
