Any Ideas?

Hi I purchased a 1972 mobile home on 4.5 acres of land. I have it paid off and went to sell it but the real estate agent tells me I need a title. The secretary of state tells me I need the vin number or serial number. Being this old I havent found no sticker with this information and there is no tongue to look on it. I have been told that being its on private property it may have never had a title. Im not sure what the next step should be since I seem to be just getting a run around. Anyone know if a mh this old would even have a vin number?

    Glad to meet you.

    Yes this mobile home has a Vin#, probably located on the frame, since the tounge is missing.

    Here is the real problem even if you found the Vin# you would still need the title to sell the unit, so someone is on title to this unit only not you.

    If your property description shows "mobile home situated thereon", then this would be considered real property and no Vin# is required.

    Call the Department of Motor Vehicles and explain the situation, they will guide you on how to obtain a title to this unit.

    BOWHUNTER 1 --

    Look for the "manufacture's compliance" which is usually 8 1/2 x 11 paper glued to the wall with the map of the United States and manufactured info.

    1) BEDROOM CLOSETS
    2) CENTRAL HEATER CLOSET
    3) LAUNDRY ROOM CABINETS
    4) KITCHEN SINK CABINET

    Cool thanks for all of your help. Think I have it figured out now. Didnt find no vin # but they say as long as I get a surety bond that I can get a title. Thanks again.

    Unknown MH owner?
    I have located a tag "manufacture's compliance" with a 3 letters followed by 7 numbers. Is this the VIN#?
    I took this number down to the Dept of Safty here in TN and they could not find any record of it being registered.
    What is a "surety bond" and how does it work? :-?

    I never did find a vin number so not sure on that one. The dmv had now record of a title on my mobile home either. So they told me I have to get a surety bond to get a title. The surety bond is purchased through a insurance agency and its good for 5 years. Way I understand it, it just basically states that you are the owner of the mobile home. All I know is what they have told me. Im still working on getting the surety bond quite a bit of paper work. Once you get the surety bond the dmv here in Michigan assigns a vin # and gives you a title. This is to my best understanding from what they have told me.
