Abandoned Property

At what point is residential property considered abandoned in the state of GA. I have a mobile home in my park that I have a writ of possession on and am charging storage fees. When can I have it removed legally. The property is an eye sore, front door wide open and no signs are posted except for my writ.

    Yes, there are cost to consider here.

    Ok, first you wernt specific as to whatg size of a home you are looking to setup on this 2 year temp basis.

    This important as it will effect several factors in cost as pertaining to setup.
    I will make some assumptions here. Lets say since this is only temp home you purchase a Singlewide MH to place on the land.
    We will say a 16x80
    Ok, the average cost for me here in GA and or FL when I am setting up a singlewide this size is around $2700.00
    But before one can be setup there are other factors one must take into consideration.
    1. Is the land already Mobile Home ready?
    If no! Then do you have access to urual water/sewer?
    If no, then you will then need a Well!! Also you will need a septic. I can on average get a septic tank and installed for around 1500.00 to 2000.00 in some ares this will cost much more but this is a good average.
    As far as a well for your area, this I am not sure, I will do some looking into this and get back to you, I am sure you could make a call and get an idea from a local dealer from your area.
    You will also need a power pole setup......

    If you buy a used home does it have AC?
    If no, then you will need one installed.
    On average I can get this done for $1500.00 to $2000.00 installed depending on size needed.

    Ok, now there is the cost of your home, now I dont know what budget you have set asside for this but, I reccomend purchasing a repo unit, also it wouldnt hurt if you were willoing to put a little of your own work into it such as carpet and other minor cosmetics such as linolyum for the kitchen and bathroom and utility area or even dinning area.

    The reason for this is, you can save a lot of money in your purchase several thousand usually.
    However, I know not everyone is inclined to do this sort of thing so you may wish to just get a more turn key unit.

    Ok, On average for a turnkey unit such as lets say a 1999 16x80 I can purchase and refurb and sell to you for around $18,900.00 in my area all day long just about any day.

    This is a unit that will now be like new..... so now go back and figure your average cost for moving and setup, then well, septic, power, AC...... you will now have an idea of what to expect for a home and setup cost.
    Keep in mind as far sa trhe home, each home varies in cost and you may find homes for much lest, in fact check out my website for ideas of what I am saying.
    I have homes even doublewides I have sold for around 16,000 Infact I sold a beatiful 2002 DW for only $21,500

    Just depends how I buy them so shop.... if you were in my area I know for a fact I could set you up in a matter of days with exactly what you wanted.

    SO look around what you need is out there.

    Offer the home free to someone to remove it from the park.
