1971 Park Mobile Home

I am looking at owning a 1971 Park Mobile Home and I would like to lease option it can anyone tell me where I can find out the value without paying for an appraissel. It is mostly structurally sound, needs some work, including water valve repair and/or replacement, and needs a really good interior and exterior cleaning, but is otherwise habitable. confused

    Does it have to be moved? What area of the country? I just passed on 1 for $1500.00. It's worth whatever you're willing to pay.

    The mobile home is located in NC. I just received a quote from a mover and it is 4900. Do you know of a lot in NC tthat I could move it to so that I can complete the deal. I will not move it to Texas. It is not worth it.

    You need to get an N.A.D.A. book. Most dealers have one for appraising their trade-ins. You can get it online just do a search on google for NADA

    A MH that old isn''t worth much-if anything. I'm not sure you will find a MH this old in the NADA manual. A call to a MH dealer will settle the questiion.

    Do the numbers: repairs,moving,resetting in another Park(doubtful) or the expenses for a site zoned for MH or a site without zoning, a pad and utilitie lines.

    I think you're better off buying a later model left in place in a desirable park.
    I don't think that many MH parks would want to let you move this junker into theiir park.

    The alternative, if its permissible is to leave this dog in the same park and then do a L/O (if the park permits It).

    Honestly, a dealer would take it in on trade and book it for about $100. I personally wouldn't pay more than $1000. I would try to negotiate down to $500. and just pay cash for it.

    If the move is gonna cost $5K and you can pick it up for $500 to $1000 you'll be into it total for less than around $6K. How long will it take you to recoup and turn a profit?[ Edited by DannyB on Date 11/25/2003 ]

    Hi.

    Thanks for the helpful advice. The cost was quoted 4900.00 because I was thinking of moving it from NC to TX and I won't do that. The owner wants the buyer to live in the home in the park or move it to another location. I live in TX not NC.

    If you are looking for older MHs, just look to the SA area. There are probably 100 in the paper every sunday. Some older ones under 10k. Buying a mobile in NC for TX does not seem feasible. The cost of a MH in the mid 80s should be about $10/sf. With a little looking in the area you should find one in the 80s under 10k.

    Leave it in teh park where it currently is andattempt a L/O on it. You are in it or a pittance and can have a bit of cash flow with the l/o.

    Just my thought. I have never purchased a mobile, but wouldn't want to move one anywhere. Especially from NC to Texas.

    Another thought for keeping it where it is. In most NC counties now, a mobile has to be higher than a certain age or it is not allowed to be moved at all, at least not be livable again (storage only). The age limits vary from county to county, but an example is my county, which anything older than about 1987 I believe cannot be moved and reset.
