    The script will vary with your approach (short sale vs motivated seller).

    I have had people knock for me and on a SS I will pay up to $500 up front to them when I get the paperwork from the owner.

    As we close most of our deals (80% +) it is worth it to me.

    Stockpro, you mentioned that you close 80% of your SS deals which sounds quite good. Obviously the higher the discount you are targeting from the lender the lower your close ratio will be. What discount from FMV do you normally target and still close 80% of your deals?

    Can you tell me how your rent to own works? % down, % of rent applied towards purchase, price ranges, target market, etc?

    My tenants are lower middle class in a small town, very unsophisticated. All live month to month and therefore have no way of putting together a large deposit or large down payment.

    You could get a toll free account like I have; you can have multiple voice boxes (one for each house you control) they hit the extension for the home they may be interested in (delete the mailboxes that you may no longer need then).
