I was wondering if anyone has tried using printed pens for marketing? They could either be left around anywhere, or maybe try to form a relationship with a payday loan company and have them available there.
thanks for your suggestions.

    come on folks, has no has ever tried this? Seems like a payday loan shop would be a goldmine of motivated sellers.

    My former accountant wanted to incorporate immediately at a cost of 1500.00 plus yearly maintenance fees, but my present accountant advised me to do so after acquiring my third property.

    My attorney advised me not to set one up for the sole purpose of asset protection; he claims the same protection can be had via trust for a lot less money and aggravation.

    I guess it depends on your rationale for setting it up, if asset protection is your goal I suggest a trust, if you have a tax reason then maybe an LLC is advisable.

    Consult an accountant in addition to a real estate attorney and devise the best strategy for your circumstances.

    I would also recommend contacting and joining your local Property Owners Association; I have made several great contacts and consumed mass quantities of info via my local association over the years.

    If you are buying with cash- hold the property in an LLC for less liability.
    Set up an S corp if you want the best tax advantages for the rest of your business expenses. An S corp is far superior than an LLC when it comes to filing taxes.

    This is what my accountant did for me.

    There are pay sites that will look for evictions state wide. Do a search on landlord.
