Marketing For Private Investors?

I am looking to start marketing for private investors by holding seminars. I am developing my marketing campaign now.

I called a list broker and have approx 800 names in my immediate area (70k people) and 4000 names in my expanded immediate area (440k people). Names are $95 per 1000.

Is a campaign of direct mail pieces an effective marketing technique? I plan to also use display and classified ads in the local paper the week of the event.

    I have been told to look in the larger papers and even USA Today and WSJ. I know they aren't cheap, but they provide results!! Not sure how much, but gotta be cheaper than billboards...LOL
    I haven't done the mass mailing or direct marketing yet, as my letters to pre-foreclosures have given me a great return in my area.

    Place an ad in your local papers:

    "Real-estate investor with proven track
    record looking for investors who want
    to make 12% on their money secured
    by a first trust deed".

    I am doing a deal right now with a guy
    I found 7 years ago with this same ad.
    I pay him 12% and 2 pts. No appraisal,
    junk fees, reconveyance fees, etc.
    It is great. I dont have to jump thru any
    hoops like you would with a conventional
    lender. I could care less about the interest rate as the property will be sold
    in 2-4 month's.

    Every successful investor I know has a
    millionaire in their back pocket. Once you realize the power of private money,
    your business will go to the next level.

    Matthew,Like any mass mailing a 2-3% response is considered good. What are you marketing to the investors? Houses or your services in finding houses? Or are you looking for someone to finance your deals? Are you involved in any REI clubs? They are good places to meet and network with investors.

    Another avenue to consider is - could you buy a list of email names / addresses? (Forum members, don't kill me for saying this as I am suggesting a form of "spam..."wink

    Call or email to various investor sites such as this one to see if they do email newsletters to their member base. (I know TCI does newsletters, but luckily for us they have a great privacy policy and don't sell/rent names or even allow ads in their n-letters.) Find out if you can sponsor an ad in the newsletter, or "rent" their names to send a customized message to.

    Of these two methods, the first is less spammy as you are just adv. in an existing venue, not sending an entirely separate message.

    Email marketing, as I'm sure you know, is much more inexpensive than direct mail or even holding seminars. However, the flip side of this is the quality of the leads you generate. With seminars you are obviously getting serious people, with email you might get more lookie loos.
