LC Vs. Seller Financing

The owner of a home I'd like to buy is set against a Land Contract or would consider it with 20k down - I have proposed he carry the financing. What kind of protection does creating a mortgage and having the seller carry back the financing, offer the seller that a Land Contract/Contract for deed does not? He apparently has had a bad experience or knows someone who has with LC.
