Anyone read this book and tried this method. It was written by Bill Effros. Looking for input selling at auction.

We have used it in Utah and it did sell the property without a realtor. That said, I think we would have got more for the property if it had been listed as is usually the case in our current market... [addsig]

Some of the guys in my office did an auction last week on a property and had 50 people show up to the auction using this method. That said the winning offer came off the MLS where they had listed the property. IMO higher offers come from the MLS and well offset the commission (especially if you use a discount broker to list the property). [addsig]
