How To Sell Rental FSBO?

Tenant in rental moving out in a week. Need to clean and make repairs for sale will take about 3 weeks. House across the street is for sale, so there is some traffic from potential buyers. Should I put For Sale sign out in front of house before it is ready for showing to get interest going or wait til ready?? Advertise before it is ready?? Where should I spend money on repairs/ cosmetics to get most bang for the buck???? Any suggestions.

    If the outside of the home looks nice ("curb appeal"wink then I would go ahead and stick a sign out. You can start attracting some leads.

    Curb appeal is a good place to invest some of your money, because it provides the first impression the potential buyers see.

    Why wait? You should start marketing it right now! I do agree that curb appeal is the best place to start. Get the outside cleaned up first and stick a sign in the yard. Remember, in this business: time=money.
