How To Market This?

I have a house with mother-in-law suite. Is that a bad feature? The house is located in a nice old neighbourhood with average price around 120k - 130 k for houses about 1500sqft. I'm only selling it for 119,900 given the unique structure.

I am trying FSBO for now, I think I'll go for a realtor if I move out of the state, which is in 2 months. How can I find a top notch realtor to sell this for me?

    I'm a RE broker. A property with an in-law suite in my area can be more difficult to market, but it really depends on how the suite was done and how it "fits" in the floor plan flow of the first floor of the house. The space may not have to be used strictly as in-law quarters, but rather as additional living space with a first floor full bath, office space, etc.

    Working with sellers and working with buyers require different skills and experience. If I were choosing a listing agent, I'd see first of all what agencies seemed to have the best market presence in the area listings-wise. I'd look at the RE advertising (magazines, newspapers) and collect names of potential agents. Then I'd interview them carefully in person asking not about their "easy" deals but listings that were challenging for them to successfully market.. How did they get them sold?

    I'd want them to give me a written marketing plan and be willing to be held accountable (ie, have the listing terminate) if they didn't implement it.. I'd expect to hear from them at least once a week and more frequently as needed or appropriate. I'd also ask for names of sellers they've represented.

    if you are moving in a couple of months and are not sure about how the in-law feature will effect the sale in your area.a re agent is your best bet....kenmax
