i found a divorce case where they asking $410k-the agent says the deal has to be court approved-what should i offer them. home in great shape and in great gated neighborhood in new orleans east. Thanks

    Offer the amount they need to payoff their mortgage and give you clear title. If you are feeling generous, offer a little more for their equity so they have moving money.

    I do not think that there is more violence commited on women than men. In fact, I have read that african american men from 25-40 have more violence committed towards them than any other groups. And, that 80% of all violence against women are committed by someone known to them. Guess my point is that it is no more dangereous for women to door knock.

    I have door knocked and have not had a problem. You can refuse to go into the house if invited in by a man. You can just say that it is company policy that you not enter the house on the first visit without a coworker. Normally you have a coworker with you, but he was sick today. What I have done on two occassions - when the house was in the deep woods - is to say on my cell phone so that the client can hear me "Yeah I am just getting out of the car at 2590 Minow right now. I will call you back when I am done here". Also in the country, and the rough parts of town, I carry a steel pipe for loose dogs. I tell the client, if they see me with the pipe, that I had a dog attach me once. Of course I do not take the pipe into the house, just my 3D cell mag light for "the inspection".

    Brenda, thanks for mentioning the dog thing. i was also going to say that.

    alot of the houses that are in default in my area have pitt bulls, rottwilders, and any other deadly dog you can think of, and if the owner doesnt take care of his house you know he doesnt take good care of anything else. i carry mace in my pockett for any special occasion. (and im a grown man whos been in a few tussles) i really need a gun for some of the houses and dogs i have seen but the mace should work ok. you can get it at your local ACE hardware store for 5 bucks. i think its actually pepper spray and not mace. (mace may now be illegal to carry in some states)

    i have seen some pretty scary situations with home owners who just cant take care of these animals but have them anyways. these are the last people that should own dogs of this nature so be VERY CAREFULL.[ Edited by ZinOrganization on Date 06/28/2005 ]

    That was a great response. I just started door knocking and i use a survey as my way to warm up to the homeowner. Its not truly tested but I put a lot of thought into it but if it doesnt work I ll use what you just posted or make another one. I ask 4 simple questions using the law of consistency and law of reciprocity and it gives me room too be myself. I am also not planning on doing this long term because i am hiring people to carry out the door knocking but i just want to work on my new found ppl skills.
