Finding Tired Investors

I am trying to come up with a way to market toward tired landlords and other investors that would be motivated to sell their properties at a nice discount. Anyone have any ideas on this or experience? I was told that a good way is to market to all of the people who have section 8 properties. Is this a god place to start?

    Are you looking to buy and hold or buy and sell to other landlords?

    I don't think section8 would be as good a target as looking at who's evicting people, has vacancies, advertising for rent and or rundown places.

    What I was looking for are deals that I can wholesale to other investors. Thanks for the quick response guys. I will definately be checking on the eviction listings.

    One of the things I started doing was checking all of the duplexes in the area and getting the owners names/addresses (non owner occupied). Next, direct mailing postcards to them, and continue to send them every so often.

    I have heard going to the courthouse and pulling up eviction listings help too...

    Another thing you can do is when you are driving around, get the phone #'s of all the "for rent" signs and give them a call...same deal for in the newspaper.

    Thanks for the replies and suggestions. does anyone know how to go about pulling up the information on the people who are filing for divorce. I heard this was a good source of leads too. Is there a list that displays all the people who have just filed for divorce. Also how about the people that have just filed bankruptcy. Is there a list published with these people as well. And lastly the last people I was going to target were people with probate properties. I wanted to get some advice on this because I know it is a very sensitive subject and although I am trying to make deals happen I am not trying to be insensitive or an ambulance chaser. Any help would be appreciated. thanks.
