What is the best way to find a tenant for your commercial property. If you're not careful vacancies will eat you alive. What are some things that you guys do to fill up a property? Just wonderin

    My last mobile home park, which didnt get any responses from the paper, I was on the list for the red cross for people that needed immediate housing after a fire. I also had filled out those little cards at the grocery store. The local churches, I would offer them a discount if the "Padre" would vouch for them. Also if you find which non profit and governmental entities are paying rent you can get on there lists as well. Here in Florida there are over 50 different ones that will pay or help pay the rent for lower rents, or emergency assistance. My best renters were always single mothers coming from a bad environment. They would always pay on time and keep the area neat.

    For commerical tenants I go get them. IF I have a vacancy in one of my commerical properties, I look for who would be a likely tenant, and call them. By "them" I mean the category of tenant or even a specific one.

    I am building an inline retail center. I made a list of businesses that I think would prosper in that location and stopped in to see a few and targeted those potential tenants with phone calls and mailings.
