Finding Info On Divorces And Evictions In VA ?
Hi all,
I am trying to start sending letters to people going through divorce and tired ****Must Reach Senior Investor status before posting URL's*** live in Northern Virginia. Can anybody please tell me where to find people going through divorce and landlord evicting tenants? Is there any sites that sell these list or special newspaper you have to suscribe to? I looked in the newspaper and couldn't find nothing. Is the only way to find this info is to go to the courthouse? Any help will be deeply appreciated.

Divorce and Evictions records/notices are kept on file at my local County Clerks Office. You may have to spend some time there searching through the records, but they have all past and present info there. You might try to call them before you make a trip there!

I have never gotten a single deal from mailing to Divorces. Anyone else?
You need to get to the divorces before they divorce. In other words, go to the lawyers first. Most will need to transfer title and refinance the mortgage into one name.
Thats when I hit them. Right after they file for Divorce. Some 1000 postcards later and not even a single phone call. I quit the Divorce mailing needless to say
Rick2003...you can try your county clerks office that records divorce proceedings. Or you can set up bandit signs that say "going through a divorce? I'll buy your house" .........or something like that.
You can also try preforeclosure mailings. Mail to people that are about to loose their home due to a foreclosure. You may have some luck with that.

As the post above have said that they haven't had much (if any) success mailing directly to divorcees.
I will tell you though that I find LOTS of divorce situations when I am studying the latest foreclosure list at the court house. Instead of marketing about a divorce, I market to the homeowners as to how I can stop the foreclosure, pay off the mortgage, and put some bucks into their pockets. I have had lots of success marketing that way! You may try it.
I generally do all of the initial SS paperwork with only one of the owners, and when the SS is accepted, I have the other owner sign all contract papers and Deed.

To search for landlords ~ look at the Property Appraisal records and any owner addresses that are different than the property addresses are probably landlords. Then just send out a direct mailer. I've surprisingly gotten good results from this method.
