Whether using bandits or direct mail, it seems to me that with many doing the same thing that these properties will become a commodity, with the prize going to the highest net (Proce/Terms)bidder. What has been the pro''s experience with this please ?

Trust often outweighs price. Highest and best has a best part to it
Make your offer easyer and make more sence.
The highest price offer can seem to be the best but that perception of the seller can often be changed to accomidate him better.
