Bandit Signs
Is there a particular message/format that works particularly well for you? Would love to hear what has worked on bandit signs for investors in the past.
Also, if anyone in general has any opinion on their effectiveness or any tips (preferably from experience) please share. Thanks,

I searched the word "bandit" in the forums and got 20 hits. You might try it.

Those signs are a blight. I like San Franciscos approach - YOU get charged for every sign they remove that is posted illegally (basically anything posted not on private property). They have the power to enforce the ordinance too.
Im not sure if I plan on using these. It just seems like such a thing of the past to me.
Political signs receive a legislated reprieve from bandit sign laws.

As pointed out above, you have to be careful using bandit signs as you might find yourself with a hefty fine.
The reason you are probably not getting answers regarding what works best, is because it varies. One, bandit signs are the shotgun approach. I prefer to be more selective on the homeowners I target. I dont like wasting time with not so motivated sellers. But most importantly, you need to test, test, test any marketing that you do. What works for me, wont work for you. What worked last week, might not be good this week. Track your marketing and use what works. Try different messages and see what messages get the best response. It may vary by the part of town, or the type of house. You may get a better response from high end homeowners with one message, and a better response from the lower end market with another. Like I said, test it out.

I schedule my mailings so that they do not hit on Friday or Saturday
I have heard arguents for Saturday and against. We send out our mailers on Wednsdays and have no problems..
