If we want info before it’s published we would have to go to the tax office (collector) and look at each piece of property individually. A very time consuming process. Many counties have this data available through their MIS systems, ask them to control for properties that are, e.g., "behind in taxes by two or more years, but have not yet forfeited." There is often a charge for this, but you can have it emailed as Excel or get a hard copy. If you Google "Roy Stubblefield," who died a few years ago, he wrote a lot about doing this and writing owners, offering $50 for a fast QCD, esp. for raw land parcels.

For equity tranactions I believe the MLS is the best place to find buyers.
For non equity deals a seller finacing ad in the newspaper, networking with lenders for their non qual buyers, ordering a mail farm of absentee addresses and sending out a flyer, and passing out business cards.
The NODs or Lis Pens is a great list for non qual buyers.
Investors thats easy, when you go out on your buying appointments ask to take all of the junk mail that investors are mailing.
Is this one of those situations where you have to be tactful and try to persuade the title company to provide you with this, or can you be direct and ask for it?
I just bought a list of 2500 renters in several counties in my area. I am going to be mailing out postcards to them shortly so I can build this tenant buyers list.

Actually I am looking to build 4 lists of buyers altogether:
* Qualified Buyers
* Tenant Buyers
* Investor Rehabbers
* Investor Landlords
I have ideas and systems that I have implemented to build these list but hey new and useful information never hurts.

nope just call the title company ask for customer service and request the filtered list you need.

The list cost me about $250 I think.
$0.10 a name.

All that is left is to send out postcards to a portion of the list and keep doing so till everyone on the list has gotten a post card from me.
Use www.click2mail.com to send out postcards I find it to be very ship. They send out postcards for the price of a stamp.
