800# Vs Local

Do you guys recommend using a local number or a 800 number for use of marketing on flyers, bandit signs, etc.

Personally, I would like to use a 800#, Then if I choose to market outside my area all the same materials will work, however im wondering if its more intimating to sellers.

    The list of Trustee Sales from the title company will give you the info on the company handling current foreclosures call them and get the contact info for the bank rep who hires agents once the bank forecloses.. have a good resume ready and a willing broker to reduce commissions as banks dont pay top dollar.

    other than that why wait until the banks have them, go out and if you dont want to by th ehouses enter into a Net Listing agreement, which is legal. NAR doesnt like them but NAR doesnt pay your bill either.

    By the way you will have to disclose in the MLS and TDS that the listing is a pending foreclosure, and you can t buy the property from a seller in foreclosure for 7 days. Atleast its 7 days in California
