Being On The Other Side Of Owning Real Estate
I am new to this forum. I am excited to learn more. As a real estate investor and having bought a few houses at the height of the market and losing them all I have learned a lot. I have discovered a more interesting way to benefit from the real estate market. I recently learned how I can be on the other side of the deal, carrying the note. That way I don’t have to worry about renters, fixing toilets or leaky roofs etc.
Correct. You just have to worry about them not paying, having to foreclose, and getting back a house with leaky toliets and other deferred maint.

It is risky to hold a 2nd in this market even with a low LTV. Who knows where it will end.
