Typical L/O House

Okay, I'm sure this has been covered before. But I've done a search and can't seem to find this sort of info. So here goes.

Can someone please tell me what a typical L/O property looks like in your area? ?bd, ?br, ?car garage, sq. feet, price, etc.

Also, is there any special that you prefer to see or demand to see in a property that you would consider a good property to L/O?

    Hey there!

    I usually look for the bread and butter home (3 bed/2 bathroom homes) also for newer homes, condos, mobile homes, townhouses but the best are single family homes.

    When I started in L/O i focused on small deals and the big deals came along. I just had 186 bucks in the bank when I started so I didn't want to commit to substantial funds.

    I made $1.00 deals and mostly cooperative agreements where i was just an intermediate, got a buyer for the seller and kept the option consideration.
