I seem to recall that there is a company, based out of Las Vegas I believe, that has a large database of tenant buyers that you can tap into for a fee.

You need to clarify your question. Both are the same, but the consideration should be yours whether you are the Owner or T/B (from the Seller), as in a sandwich lease.

I am back. I have done some research and talked with some brokers. I understand a lease/option is a contract from the day of lease. The lease may be as short as 6 months. The rent to own is a rental with an seprate aggreement to buy The option spells out the terms and require a security deposit not an option(earnest money) deposit. Is this about right?
No, there would still be option consideration. And most likely a security deposit as well.

Thank you. I got it the rent/lease contract resquiresa security deposit. The option contract requires an option fee ( a non refundable earnest money deposit). The tenant buyer may be allowed a % of the monthly pymts to go toward the option fee. Now have I got it right?
