Some Advice On Owner Financing Please.

I apologize if this subject has been discussed, I looked but couldn't find the answer to my question.

I own a condo that I have just rented out for 2 years. My tenant is leaving at the end of August and I am going to have a hard time getting the rent I need. I decided to put it on the market; however, I am not going to get what I need to pay it off along with all the other costs. My realtor (who is a friend, so he is trying to save me money) suggested that I look into owner financing. I understand pretty much how it all works and would actually be a pretty good move, I think. I can't seem to think of the pros/cons though. I am hoping someone could enlighten me so I can make an informed decision. Also, do you recommend a certain down payment amount...do I necessarily need a lawyer to draw up the paperwork or is this something I can do on my own (with the help of the internet of course). I appreciate any and all feedback. grin

Since I am new to the forum I am unsure if we can point folks to certain web sites. A good resource is www.noteableinvestments.com which focuses on that subject. They have a free booklet you can download. Point your browser to http://www.noteableinvestments.com/info.html and click on FSBO. grin

    HartmanFamily:

Generally it's better web manners NOT to advertise one website on another...unless it's government or free resource and not any kind of pvt advertising site.

If your referred site is pvt, for profit, you might want to go back in and delete that reference.

Seeing as this is your first post, first congratulations for jumping into the fray, and I'm sure not jumping on you here.

Merely pointing out why you might not want to refer anybody to some outside website.
