Selling A House In Ca Can I Use The CAR Form Even If Not An Agent

I am not a agent and I have been selling my own properties just fine, even for more than asking price. I have been filling out the California CAR purchase form until a local realtor warned me that only Ca realtors can fill those out. Is this true?

    Probably so. In GA, only Realtors are supposed to use the GAR. But ask your state board for clarity.

    Nope. The CAR form is proprietary, copyrighted intellectual property. I am not a RE lawyer, but it is my understanding that the form and its associated license for use is only eligible for sale to members of CAR. Therefore you could not buy it if not a realtor or affiliate member.
    I don't see why anyone would ever know or get you into trouble for this, unless you told them. So why would you tell?
    One alternative is to pay a lawyer, a bona fide RE attorney to draw up a contract for you for a few hundred dollars. Then you could just copy that and use it repeatedly. It would be yours.

    I have a contact in California who tells me that he called the licensing board and they said anyone can use it if it if they buy it.
