Offering A Seller A Lease Purchase Option

I am so glad that I found this board! Here is my question.

I am looking to offer a seller of a home (that has been on the market for a few months) a lease purchase option. Can anyone out there offer some advise as to what I should say? I am absolutely in love with this house.

I have asked the realtor to inform the seller of my question and has not gotten back to me.

    Definitely not using my realtor to speak with the sellers realtor. I am using the sellers realtor to contact the seller. I will, however, send a letter to the seller, stating my interset in his home. I will do that ASAP.

    Are you saying that I should send the letter with my terms and conditons?
