  not to be funny, but did you look in the paper to see if any L/O were available. You could always run an ad stating exactly what it is you are looking for....you just might get it.

  I am in the process of buying a rental property, everything is set. Then I find out the 2nd-floor tenant has not paid rent in 2 months and the current owner is evicting her. In CT, eviction could take about 3 months, he filed a month ago.
  
  Should I go ahead and buy with this headache? If I do, do I have to file anew?

  i would wait. don't take on their problems if you don't want them. let them deal with it then take it over.

  Thanks. Eviction process has been going on for a month. Owner said it might take 2 more months. I asked him to put 2 months rent on escrow.
