Need An L/O Contract Quick!

I always heard that you should use separate lease and option to purchase agreements when doing an L/O. Does this also apply if I am the tenant/buyer? The only contract I have is a combined lease with option to purcase agreement, and I need to get a contract to my seller today. Can someone tell me if I really need two separate ones or if I can use the one I have? Also - if I need two - where is a good place to go on the web to download a sample agerement? Thanks all.

    If you're the T/B, you want both in one Agreement. When we talk of two separate Agreements, we are speaking of investors to protect ourselves from the T/B. In your case, anything you can do to give you an advantage is good.
