Lease Purchase Cash Flow Question

Can anyone tell me what is a good return on investment with the resale profit and the cash flow profit on a lease to own? In particular, if a family wants to lease to own a house for 1 to 2 years, and the price is $130k, they will pay rent in the amount of $950 and purchase in 1 year for $139k. They will also put down 3% of purchase price as a deposit. I am assuming about $200 month cash flow with about $8 to 9k profit when they buy. Is this a good deal for an investor? confused
