Lease Option Eviction

I have a property that I lease optioned from a seller and it there was a tenant already in the property. The seller didnt have a lease with her, she was just renting month to month. Now she has stopped paying rent and I need to evict her. What do I need to be able to file the eviciton at the courthouse? Am I able to do that since I am not the owner? How do I handle the fact that there is no lease?

    Look up the law in your area first. If you feel comfortable doing the eviction do it. If not get a lawyer.

    Typically you first give a 3 day notice to leave the premises.
    Then you file an evictions case at the courthouse.
    Then you go to court.
    Then you have an officer remove them.

    At anytime during the process they can move out.

    I just offered her $100 to leave and fork over the keys and she took it. She was out within the week.

    How do you normally handle it with a sandwich lease option if you have to evict someone?

    Good job finding a solution. That probably cost you less than the fees to the courts to file for eviction.
