L/O Guru Rececommendations Needed!

I thought I had figured out what kind of REI I wanted to get into, but I was recently swayed from rehabbing to lease optioning by listening to Wendy Patton at my local REI club. Has anyone had any experience using her L/O courses? Are there any other L/O gurus you would recommend so I can further my education in this field?

    It all depends on how much fluff money you have. Rehab's are great if you have the money to put into them and also are able to float the mortgage until the house is sold.

    Thanks for the replies! I have "fluff" money, but when I went on a local bus tour to our local junkers from my REI club, it frieghtened me! I felt way out of my element. I felt like I needed an equivalent to a phD in property inspection in order to be able to make intelligent offers. The "pretty house" business seemed much more palatable, but I just need to know more.

    Don't get scared, things arn't as hard as they ****Must Reach Senior Investor status before posting URL's***f you like the rehab's you can stay on them, all you need to do is find a contractor and get a bid on the repairs, in writing, so you can hold them to it. Let them do what they are good at. You just add it to your cost, work the numbers, and see if it is worth your time.
