Is This Property Too Expensive For A Sandwich Lease?

Im in the Southern California market. Houses in the Orange and Riverside Counties are running between 500k-1mil. for a tract home.

I have a seller under contract for a L/O. I am trying to sandwich lease the house. I ran my first add last weekend in a large local paper and received zero, yes zero responses. This was a shock because I have run similar adds in El Paso and Tuscon and my phone rang off the hook.

So, here is the add (below). Can I get some input on why I am not getting calls. One theory I have is the price of the house is too intimidating for someone who has bad credit. I wanted the price in there to filter out those who would not be able to afford the house. What do you all think??

    Yes, the paper ran it properly. I had it in homes for sale, would you think homes for rent would do better?
