I Need A Property Cash Flow Tool?

Does anybody have a spreadsheet or shareware software that can be used to check a property for cash flow? I looked at a 2 bedroom this morning that I think I am going to make an offer on, them L/O it, but need to work the numbers and do not have anything that is handy. I'm open to suggestions on software that I can purchase as well, if anybody has something reasonable that they can suggest. Thanks in advance for any help!

    Just purchased the Lease Option Calculator on the TCI site (see the shopping section). Very handy, had one broken formula in it, but worth the $15.95. Nice to be able to punch in 3 different options.

    Thansk for the post, no, the cells in the spreadsheet are locked. I used that first option as my "no rent credit" option, so it works that way.

    Use the Proforma-nator tool in the MyTCI > Tools and Utilites area.
