How Do You Find Tenat/Buyer For Lease/option

Hi, I want to thank everybody for there help in advance. So how do I go finding owers who will allow me lease/option their property and how do I find tenat/buyer.

    As for the seller - just ask! "Have you ever considered the benefits of a lease-option? i.e. - quick closing, some cash upfront, they retain tax benefits of interest payments, etc.... Educate yourself fully on the program so you feel confident when speaking to a seller.

    As for finding tenant buyers, put an ad in the paper something like this.... "Rent-to-own. NO BANK QUALIFYING 555-555-5555"

    I got at least 15 calls so far on my ad that reads just like this.

    I have not used the local newspaper yet for ad leads, but have had several calls in the past 2 weeks regarding ym 2 first townhouses in Denver.

    I used rent to own web sites for the city I am marketing in and found there are several sites willing to take your ads for free. Some are only $20 for your ad and runs untill it sells!

    Start with a google search and you will find them for your city.

    Actually, the Option should mention the Lease and be contingent upon it, so if the T/B violates any provision of the Lease, it will render the Option (at your discretion) null and void and of no legal force and effect; however, the Lease should not mention the Option. Only mention rental credit in the Option.
