How Do U Find L/O?

canaanelijah profile photo

Hi there. Alida here again. Hubby and I are trying to get a home. We live in OC California but are willing to relocate to Riverside, Corona area, Moreno Valley area, East County San Diego as well. We are having the hardest time getting financed for a home within our budget. I don't work and have not so great credit from incidents from a year or two ago. Hubby has a 597 & 572 Fico score, with 2 things to dispute. not sure what the other one is yet.

We the problem we have is that we are unable to pay more than 1100 or so a month. WHere do you find L/O homes, will we not get a home as our credit is a bit scuffed? We have no credit cards the only thing we would be paying is our cars and home. This may be unrealistic for us. We may have to just find another apt. job. I was jst hoping to get into a home of our own. TIA for any info. <IMG SRC="images/forum/smilies/icon_razz.gif">

Make offers to sellers of homes in your price range and ask for lease optioning...

Hi there. If you can venture out to Riverside you can pick up some good properties out there. San Diego is out of your price range. Out houses are costing $250,000 + they are plain overpriced. I am bird dogging in Riverside County. There is a company out there that can bump your FICO 15 points legally so that you can qualify for an FHA with 3% down. Be creative you are in the driver seat.
