How Can You Make Fixes On The House When U Have A L/O?

Hello and thanks everyone for your contribution to this forum..
When you have a L/O you want to fix the house, put it for sale and then close on escrow and then close the purchase, right?
How about if the owner does not allow you to do modifications? I guess you have to include every thing in the contract, right?

    I heard Wendy Patton teach on L/O's last night. She made an interesting comment about not fixing houses before you get a tenent in them. If it needs some work, you can advertise the house as a "handy man special L/o" and that phrase is powerful in drawing people as well. I just thought that was interesting and another way to cut your out of pocket expenses.
