How Are People Finding Tenant / Buyers?

I have a townhome that I am selling lease to own, but finding a tenant/buyer has been tough so far. What are others doing to successfully market for tenant/buyers?

    Focus on the no qualifying angle. You might also try an open house (exclusively for the people who call about the ad, i. e. people with bad credit).

    I use rentclicks to advertise my rentals. You have an option in the add to state the terms and also if it is a lease option. Rentclicks will get you alot of traffic for a small price. Also try your local newspaper and advertise something in the lines like leaseoptionking stated of "no qualifying". Good luck!!

    Thanks for the ideas LOK and JR - I will give those a try.

    Has anyone used RentClicks for Lease/Option properties? When I checked it out, seemed like most were straight rentals.

    Also, how are people advertising? Classifieds, flyers, signs, etc? What seems to be most effective for you?

    i have tried to use www.craigslist.org. Havent had too many responses within the local area. I am planning to run some ads, but afarid of wasting the money.

    Well, I got this home sold.

    I posted weekly to Craigslist to keep the listing near the top, but only received 1 lead from it.

    The best luck I had was from bandit signs around the area of the home. These signs also had my web address, so many people had already seen the pictures, terms etc of the home before calling.

    I put classifieds in 5 local papers/shoppers and also the large metro paper weekly; not a lot of response.

    I also put flyers up around the area without any calls.

    Nice! What would you say the affective part was? Signs? Bandit ones? I am going to have to try that. Do you put them on neighbors lawns or do you put them on city side roads? What number you put?

    I am looking for a Anoka County home, wholesale though, I have a person wanting..let me know with what you can do with 220k and under.
