Getting Financing For T/B's Through Private Lenders

has anyone had any luck getting financing for their tenant buyers through private lenders? i have tried to work with a couple, but they are not very reliable. any info would be appreciated.
I have a great mortgage broker. She can get loans for anyone it seems. Anyway, I just refer tenants to her, and let her evaluate their credit and situation to determine their best route / lender.
I would search your area, and get sucha mortgage broker on your team.
Check out lenders on TCI website.
You may also talk to other investors in your area for referrals. The local real estate investors club has been a great resource for me. Look under groups on the TCI website, to see if there is one in your area.
