When you have a lease option tennant how can you minimize the time/cost if eviction is in order?

    A local landlord told me this once, and I've read it in other places, too, but the best way to evict a bad tenant is pay them to leave. Curious, let me explain.

    As told by the landlord (luckily, I haven't had to do this yet), if the tenant is late with the rent (3 weeks for this guy, you can decide the limit for you) or some other problem that warrants an eviction, the landlord simply tells them that it's time for them to leave, and they can do it willingly or thru eviction. He tells them that for leaving in a timely and orderly fashion, he will cut them a check for X amount (usually a month's rent or a little more) WHEN they have gotten everything out of the property, left with no major damage, and handed him the keys. He will also supply the U-haul truck.

    The landlord claimed that he has never had any tenant not do this. It's much more cost effective for the landlord, too. one month's rent or so compared to up to 3 month's rent, lawyer fees, court fees, and most likely a huge repair bill because the tenant's won't be leaving happy.

    The other method of simplifying eviction is to have the renters sign a 'pre-eviction statement' for lack of a better term. A local attorney can work one up for you that will be state specific, but in general, it states that if a notice of eviction is given, then the tenants have X amount of days to leave because they signed this statement already granting you a court approved eviction.
