Deeds, When, To Whom And Where

Two questions same subject. When working as a REI, I pick up a property ,and am ready to put a person into it, WHERE and WHEN does the deed move and whos's name goes on it? a. into the trust and under who's name? b. to the leasee c. a trust and my LLC as the benificiary d. stays in the sellers name until .... and into .... Next question I am looking to do a lease option with my personal home, I want to get out quickly and I believe a no qualifying ad in the paper should work. In the mean time I have found a condo I like, I have offered a lease to purchase, I want all of the equity from the payments until I finance and assume the loan. At what point should I say, "I want the deed" ? Should I still place the deed into a trust and have my LLC be the benificiary? Thanks in advance for your help!
