Buisness Plan???

I just wanted to know if anyone has written up a complete buisness plan and then presented it to lenders?? For cash or loans?? Or tried to recieve small buisness loans to jumpstart your investing carreer?? Does anyone know if this is possible. I just spent a few hours at my local libabry and looked into this subject. I'm just wondering if there is a way to apply it to real esate investing.. on single-family homes or small unit buildings..

    I present a business plan with my loan application. For the financial part I use Developit Software. Banks are usually impressed with it. If it is a straight income property, use the CCIM APOD. Go to their web site. The form is free.

    FYI - I keep an accordion file at the ready with all my financial records ( three months bank statements, three years tax returns etc.) This ALWAYS helps speed approval up.

    The software that I bought is not called develop it - sorry. Is is INVESTIT USA (developit tis the section of it that I use alot.)

    Is is without doubt the best I have seen - and I have tried many.

    I can't put a link here yet - but google it. I think I paid a coupla hundred bucks for it - it has paid off many times. It puts a wondeful plan together with all assumptions and possible cash flows. I give it to the bank right from the program.

    ( Actually , one of the banks uses it and that is how I found out about it.)
